Our hosts at 2600 Mathews graciously allow us to park on an AFTER-HOURS basis. Because their business has expanded, they insist that HOA parking be strictly limited to the following hours:
 
6:00pm to 6:30am on business days. 
 
Parking is also permitted on weekends and major holidays. And, PLEASE put your contact info in the vehicle dashboard.

NONCOMPLYING CARS RISK BEING TOWED.

2016 HOA Billing for Dues

No payments will be accepted in the HOA’s special mail slot near 1406 Springleaf. Dues are LATE if not postmarked by 6/1/2016.

   
 Dear Owner:

            The HOA appreciates your financial support and it is time to alert members about dues for 2016.  Our member meeting in January reaffirmed an increase in the minimum fee from $50 to $100.  That increase for 2016 was actually proposed by the membership at the 2015 meeting and no change was made at the January meeting; you can see the 2016 minutes at www.tinyurl.com/whf2016minutes.   Please let us know if you intend for the HOA to maintain your lawn, if so an entirely different fee structure applies.  Your billing is above.  Most homes will be billed $100 for the year – but this amount can be increased to $250 if there are problems in cooperation with HOA covenants and policies which are summarized as the 10 Points – you can see them at www.tinyurl.com/whf10pts.  A small minority of  homes are being billed $250 at the outset due to cooperation problems.  If you have been billed the $250 amount and would like to petition the HOA Board to reconsider, please fill out the form at www.tinyurl.com/whf2016petition and email it to windyhillforest@gmail.com.

Minutes of 2016 Annual Meeting of HOA Members




The 2016 annual meeting was held January 30,  2016 at 4pm at the Smyrna Community Center.  This meeting was held as part of written notice mailed on January 19, 2016 to all 89 homes in WHF  and the required quorum of 9 homes was exceeded.  Notice was also published at the WHF entrance and on the windyhillforest.com website.

It was moved, seconded and resolved by the members:

I. that the minutes of the March 14, 2015 annual meeting be approved.

II. that the following persons be elected by the membership to serve as the WHF Board of Directors:

Mary Groves                           Sandy Vazquez           Connor Zerilla

III.   There was discussion on how the covenants commenced in 1985 with an annual lawn/HOA maintenance fee of $216 which was subject to a 5% increase on the prior year amount.  After calculating the annual increases, the amount for 2016 is $979.  It was resolved that the HOA’s gross annual fee of $979 would be discounted by $729 for the lawn care component such that the annual fee was $250, provided the homeowner arranges regular lawn care.     

IV It was further resolved that an additional "good standing" discount would apply contingent upon two things: timely payment and remaining in good standing for the entire year with respect to HOA covenants and policies; it was resolved that the good standing discount would result in a net fee of $100 for 2016.  Items that will void good standing status include, but are not limited to comply with the WHF 10 Points posted on the website and at tinyurl.com/whf10pts; notice and opportunity to cure such failures will be posted on the door of the home and the Board will have discretion on how to impose the $250 fee due from homes remaining out of compliance.


Various discussion of subdivision matters occurred but no other resolutions were adopted.
