Windy Hill Forest HOA - Home Maintenance

Our property covenants call on each of us to keep our homes well maintained and visually attractive. Some of these requirements are included in our ten-point summary (tinyurl.com/whf10pts). Below is a more detailed list of what is expected for homes in the Windy Hill Forest community.


Siding
Siding and bricks should be free of stains or mold. If either is present, the proper steps to clean the siding should be completed ASAP. In addition, siding that has come loose should be repaired. New paint should be applied if peeling or extreme discoloring has occurred to any part of the home. These paint and repair provisions also apply to utility boxes, shutters, doors, awnings, porch lights, bay window areas, and around windows. Ivy that is growing on the house should also be removed.



Gutters
Gutters that are damaged or detached should be secured and repaired. Additionally, gutters should be free of stains and mold. Steps should be taken to clean the gutters if these conditions exist.




Roof
All efforts should be made to repair/replace roofs that are in disrepair. This includes, but is not limited to, obvious signs of leaking, missing/loose shingles, or sections that have become uneven. Chimneys should also be maintained and cleaned as needed, preventing rust or mold from developing.






Windows
No window air conditioners are allowed in WHF. If present, they need to be removed. Each home is to have clear windows without broken seals.







HVAC, Plumbing, and Electrical Systems
Each home is expected to have functioning HVAC, plumbing, and electrical systems. Proper repairs should be made to any system that is out of commission.






Lawns
Homes are expected to cut lawns regularly. (At least once every two weeks during growing season and as needed after September.) In addition, efforts should be made to cultivate green grass lawns. Smaller front lawns can consider mulch alternatives provided the mulch is refreshed as needed and is maintained for weed control. Shrubs and bushes should also be pruned regularly to prevent overgrowth. Weeds and any other unsightly growth that do not belong should be removed. Any debris or refuse should be set at the curb the evening before pickup. These items should not be stored elsewhere on the property.

Overall Home Appearance
Signs should not be displayed on the unit itself, in the yard, or in windows (this does not include security signs or temporary election signs). Holiday lights and decorations should be removed after the holiday season is over.
